In today’s tough economy, more and more homeowners are finding it difficult to make their monthly mortgage payments. If you fall into this category, there are some things you should consider before going into foreclosure. One of the options you may have is called “short sale.”
Cynthia Hash (Principal Broker & Owner) earned her Certified Short Sale Specialist (CSSS) designation during the recession that started almost 15 years ago. She was also certified in Real Estate Owned (REO)/bank-owned properties around the same time; and is experienced in helping clients buy and sell short sale and REO properties.
With the negotiations and complexity that is involved with short sales, you should be prepared for the process to take several months; but, if you choose to work with us, we will stay on top of things throughout the process for you! If you are a Seller, an experienced short-sale REALTOR® can help you negotiate with the lender, submit the proper paperwork, prepare a Comparative Market Analysis (CMA) to show the prices of similar homes in your area, and help you determine your marketplace.
If you are a Buyer, your REALTOR® can help you negotiate through the seller's agent, research the short sale listing, make offers, and submit appropriate paperwork. Just because a property is listed with short sale terms does not mean the lender will accept your offer (even if the seller accepts it) so it helps to have an experienced agent on your side who understands the local market and the lenders involved.
